Hydraulics is a trade term used to describe plumbing. While you would expect that the tenancy you are proposing to lease does have all of the basic amenities (male/female, disabled toilets) and tea making facilities, in most cases these are shared facilities for the floor.
Our most common request is for a much larger kitchen / staff room that is large enough to accommodate the staff and close enough to provide refreshments to the conference room.
Unlike the plumbing in domestic housing, commercial buildings are not well equipped for these additional works.
■ As most buildings are multi story they use a central core to provide all services (including Hydraulics) which are rarely in the correct position for your Kitchen/shower. Consequently we need to drill (core hole) the concrete slab to provide drainage for the waste water.
■ In some cases even core hole drilling will not provide enough fall for the waste water to drain. The ceiling cavity in the floor below is not large enough and we need to install a sump and pump, to remove waste water through the ceiling of your tenancy.
Commercial office kitchens & tea rooms are best equipped with boiling / chilled water via Zip Miniboil systems or Hydro taps, which remove the need to buy bottled water.
